Post-tensioning is a reinforced-concrete system that uses high-strength steel cables (tendons) stressed after the concrete is cast to keep the slab in compression. How do you know a post-tension cable has failed?

Post-tension failures show up three ways: visible rust staining or bleed-out at the slab anchor; spalling concrete at the tendon line; or a tendon that has 'blown out' — a sudden release of stored energy that fractures the surrounding concrete. Any of the three should trigger an immediate engineering inspection. In occupied parking decks, blown tendons are dangerous because the released energy can send concrete fragments at high velocity. Can failed post-tension cables actually be repaired?

Yes. A failed post-tension cable can be repaired by de-stressing the failed tendon, cutting out the corroded section, and splicing in a new cable segment with engineered couplers, then re-stressing the repaired tendon back to design. The work is stamped by a structural engineer and inspected at multiple stages. In more severe cases, supplementary reinforcement — carbon-fiber wrap, external post-tensioning, or bonded plate — is engineered to replace lost capacity. Every post-tension repair CORE Builder Group performs is documented with before-and-after tendon elongation readings for the engineer of record.

Why is post-tension repair priced higher than standard concrete repair?

Post-tension repair requires specialist training, proprietary equipment (hydraulic stressing jacks, anchor pullers, cable cutters), and engineered couplers that are significantly more expensive than standard rebar. Crews must be certified on the specific tendon systems used (unbonded mono-strand is the most common in Miami-Dade). The work is also higher-risk — a mis-cut on a stressed tendon is catastrophic. A typical per-tendon repair runs several thousand dollars including engineering coordination, materials, and installation.
