Which waterproofing systems do you install?
The South Florida structural waterproofing stack most often includes four systems working together. Traffic-bearing membranes are installed on parking decks, pool decks, and amenity decks where people and vehicles are in motion. Plaza-deck systems protect occupied spaces below outdoor landscape areas. Below-grade membranes protect basement and foundation walls from hydrostatic pressure. Vertical-wall coatings and sealants protect the building envelope from wind-driven rain. CORE Builder Group is manufacturer-certified on multiple systems from each category so the specification is driven by the condition, not the supplier.
- Traffic-bearing parking deck membranes
- Pool deck and amenity coatings
- Plaza-deck waterproofing over occupied space
- Below-grade foundation waterproofing
- Vertical-wall elastomeric coatings
- Joint sealants and expansion-joint systems
- Roof membrane (tie-in scope)
When should waterproofing be replaced, not just repaired?
As a rule, a parking-deck or plaza-deck waterproofing system that is more than 15 years old, has widespread delamination, or is leaking in more than three discrete locations is a replacement candidate, not a repair candidate. Patching a failed membrane only buys time and frequently ends up costing more over five years than a planned full replacement would have cost up front. CORE Builder Group provides honest repair-vs-replace guidance backed by our manufacturer partners — we do not push replacements that a building does not need.
What engineers and boards ask us.
- Can waterproofing happen without shutting the parking garage?
- Yes. Parking deck waterproofing is typically sequenced in stripes so a portion of the garage remains open at all times. Residents are notified two to three weeks ahead of each stripe.
- Is waterproofing warrantied?
- Yes. Systems are warrantied by the manufacturer, typically for 10 years, conditioned on the installation being performed by a certified applicator. CORE Builder Group carries certifications on the major Miami-Dade-specified systems.
