When should waterproofing be replaced, not just repaired?

As a rule, a parking-deck or plaza-deck waterproofing system that is more than 15 years old, has widespread delamination, or is leaking in more than three discrete locations is a replacement candidate, not a repair candidate. Patching a failed membrane only buys time and frequently ends up costing more over five years than a planned full replacement would have cost up front. Can waterproofing happen without shutting the parking garage?
Yes. Parking deck waterproofing is typically sequenced in stripes so a portion of the garage remains open at all times. Residents are notified two to three weeks ahead of each stripe.
Is waterproofing warrantied?
Yes. Systems are warrantied by the manufacturer, typically for 10 years, conditioned on the installation being performed by a certified applicator. CORE Builder Group carries certifications on the major Miami-Dade-specified systems.
